Hunt Clubs?

Hey everyone,

I was looking around some classifieds the other day and saw some land for sale that was being advertised as "hunter's paradise". Turns out it was almost all wetlands. Well to me that sounds great but how does a guy pay for the land if there is nothing to make off of it. I know there might be some federal money out there; but would the best way be just trying to get some people to go in on it to help cover expenses/loan payments? If anyone in here has any experience I would love to pick your brain.

I would probably try to start a small private "club" get some buddies to go in on it with you, but remember these kinds of things can tax friendships, someone not keeping up their end of the deal could be troublesome to the other guys.

I would also look into federal grants, and maybe even DU or Delta grants, I know they will help with improvements to habbitat, DU help finanve building a sub inpoundment on my buddies 40 acre duck property.
